How is it possible to find an updated and charming Flamingo Park cottage with a pool for under $1m? You can here at 816 Avon Road! This classic 1950 home boasts all the Old Florida style people love from a historic property including the original hardwood floors that were… Read More lovingly restored. You enter into an open great room with separate areas for living and dining lit by elegant chandeliers. The recently updated kitchen is fresh and bright with beadboard cabinetry in an understated light blue color with a backsplash of traditional white subway tile. Over the range, we have beautiful inset tiles with a Palm Beach motif and a lovely custom ventilation hood that matches the cabinetry. White quartz countertops complete the clean look and a French Door to the backyard adds natural light. The hardwood floors continue throughout both bedrooms which both have closets and ceiling fans. The full bath has a combination tub and shower in a classic blue and white color scheme with white pedestal sink. Unlike many cottages of this vintage, 816 Avon Road has a true indoor utility room with washer and dryer and room for storage. The gorgeous salt-treated and gas-heated swimming pool is a recent addition to the property in 2020. It has a sun shelf and is surrounded by a patio of Chicago Brick. Landscaping is lush and tropical with foliage that blooms at different times of the year and a multi-zone sprinkler system to keep it all happy. Both covered and open outdoor patios provide plenty of space for lounging or al fresco dining while still leaving plenty of yard to run and play. Pool equipment is tastefully tucked away behind a fence to be out of view when entertaining or enjoying the pool and yard. A storybook cabana structure by the pool has endless possibilities - it's perfect to take a break from the sun or for storage but could also make an amazing home office, workout room with sauna, a party cabana for fun, a "she-shed" for hobbies, a kids' playhouse, a gardening center or a man cave for entertaining. It has lovely brick flooring to match the patio and has electric and lighting. Plumbing is nearby for future improvements which could include a full wet bar, cabana bath or many different ideas. Best of all this home is ready to use this season: this cottage has been thoughtfully cared for and updated over the years including a new roof in 2018 and HVAC system in 2021. Electric (including the meter / service to the house) and plumbing were updated with the permits closed out in 2020. Nine windows were replaced with modern impact windows with the permit closed out in 2024. One of the very best historic neighborhoods in all the area, Flamingo Park has old school charm with gorgeous architecture from the 1920s through the 1950s and beyond. It has hills from a coastal ridge that give the neighborhood elevation and a topography that is unusual in Florida. Even with the classic neighborhood feel, you are surprisingly close to downtown - an easy bike ride - and the waterfront and all that West Palm has to offer. You are only a few miles to the beach and Worth Avenue and less than that to the airport. You are blocks to top restaurants like Grato, Table 26 and Hive. Only about a mile to the Norton Museum and the Ann Norton Sculpture Gardens or the Armory Art Center and Howard Park. This neighborhood feeds to the ever-popular Palm Beach Public School on the island and you are also near private alternatives like the Greene School and Palm Beach Day Academy. The amazing shops along S. Dixie, great things to do, and a friendly atmosphere are just a few of the reasons why so many people love Flamingo Park. Read Less
